Statewide rent limits

None statewide, cities and towns barred by law4A.R.S. 33-1329

Arizona cities and towns, including charter cities, may not control rents on private housing. Property owned, financed, insured or subsidized by government is an exception.

Landlord entry

2 days5A.R.S. 33-1343(D)

The landlord must give at least two days' notice and enter at reasonable times, except in an emergency or where notice is impracticable. A repair request from the tenant counts as permission to enter for that repair.

Notice for unpaid rent

5 days2A.R.S. 33-1368(B)

If rent is late, the landlord can end the lease when the tenant does not pay within five days after written notice of nonpayment.

Many cities and counties add their own rules, such as rent stabilization or longer notice periods, and a lease can give a tenant more protection than the law requires. Check your local housing office or a legal aid group before you act.
