Statewide rent limits

None1

The Department of Law says that without a lease a landlord may raise rent by any amount with proper notice. Some housing financed by HUD or the state housing agency has its own limits.

Landlord entry

24 hours1AS 34.03.140(a)

The landlord generally must give 24 hours' notice and say when they are coming. Emergencies and some other cases are exceptions.

Notice for unpaid rent

7 days1AS 09.45.105

A seven-day written notice to quit is required to end a tenancy for unpaid rent.

Many cities and counties add their own rules, such as rent stabilization or longer notice periods, and a lease can give a tenant more protection than the law requires. Check your local housing office or a legal aid group before you act.
